VIERTEL ZWEI – LIVING AT THE GREEN PRATER

VIERTEL ZWEI is one of the most diverse and exciting urban development projects in Vienna.

On a total area of ??more than 120,000 m², IC Development is developing office and business areas, residential apartments, student apartments and hotels with a total of 320,000 m² of gross floor space. Already today more than 4,000 people live and work in the VIERTEL ZWEI. By 2021, more than 10,000 people will enjoy their lives and work directly at the Green Prater.

In the first phase of the recent development of VIERTEL ZWEI further office and business areas, MILESTONE student apartments, residential apartments as well as a kindergarden were built by 2017 along the Trabrennstraße, right next to the campus of the Vienna University of Business.

In the area between Vorgartenstraße, Meiereistraße and Trabrennbahn, new housing, office and infrastructure projects will be developed around the historic stable buildings:

The project KORSO by the Austrian architect Martin Kohlbauer is already being planned. The 150 apartments are expected to be completed by 2019. In addition, based on the results of a cooperative urban planning process, two high rise residential and office buildings will form the proverbial highlight of the further development of VIERTEL ZWEI. In May 2017, an architectural competition was launched with an open, Austria-wide application process. The completion of these projects is planned for the year 2021.

Planning area 1 – Trabrennstrasse:

  • Duration of the project: 2014 – 2017
  • Development size: approx. 36,700 m²
  • Gross floor area: approx. 70,000 m²
  • Height of buildings: between 12 m and 35 m

Work on the construction site along Trabrennstrasse commenced in April 2015 with the excavations. Good progress has been made since then and everything should be completed by the spring of 2017.



As with the construction of the existing areas of VIERTEL ZWEI, special consideration is also being given here to local residents and the area around the building site when planning and implementing the construction works. For example, all excavation lorries are cleaned before they leave the site in order to reduce the amount of dust in the surrounding area.

Planning area 2 – Meiereistrasse:

  • Planned for 2016 - 2021
  • Development size: approx. 44,000 m²
  • Highest point:
  • Height of buildings between 28 m and 120 m

A well-balanced, mixed-use development combining apartments, offices and infrastructure based on a cooperative planning method. Following consultation with the Austrian Federal Monuments Office, the listed stables of the Vienna Horse-Racing Association will in part be brought back to life and integrated into the new urban development project with new utilisation concepts.

Status: There are currently no specific planning projects for this planning area.
